I am not opposed to JVs so much as you just have to make sure the agreement is outlined well through a third party (lawyer hopefully.)

The template looks something like:  The critical part is <current owner> is typically the same  as <some owner>. 

This is a matter for negotiation between the parties.  

Cashiers checks are still alive and well, and many people still use them, thinking they are making the other party comfortable.  

It also makes it easier when treading in a transaction where I am representing both parties. 

(and for the sake of argument, lets just say I can get it from the motivated seller for what ever price) This is the part I struggle with in regards to rentals because I believe I have grossly underbid some motivated sellers using the rehab formula to make my offers (65% of ARV minus repairs)

@Drew Feinis correct that a few details are needed - and possibly a few steps to notify the party of what you are about to do, why, and how to prevent it.
