@Will Kaufmann i was just about to say this would be a better question for an attorney but you are the attorney :)I'm an investor and Realtor for the reference..Not giving any legal advice, but from a stand point of a relator, it would be unethical to go behind your back and pitch the property to other buyer if they are your agent and you are interested in the property.

In that case, the agent took 20% - very reasonable IMHO, as she had to do a lot of the legwork (including finding a buyer and showing the property a couple of times), and for that, she ended up with just a couple of thousand bucks.

We also sold our own home earlier this year, took three weeks to go under contract, then fell through four weeks later (on the buyer's end), sat on the market for another three weeks and we went under contract for 45K less than original asking price.
