As we get more questions about service dogs vs emotional support animals, it strikes me that if the adult who is viewing the house had a true service dog, that do should be with them when they were viewing the house, right?

I personally do not as an Adult, though I was raised as a Catholic. 

He cannot deny her on the basis of them, but his client (or he, if he’s the landlord) have every right to know who will be living in the house, and their ages if not adults.

Also, you could approach this instead of being 4 adult strangers go for two single parent families, which may feel more like a big family in the house than a bunch of strangers.

@Iaroslav Demydovych Without any additional background with evictions and similar type items, I would lean toward the single lady. 3 adult age children could turn that place into a frat house which would cause damage.

I'd change the no excessive late payments to no more than one late payment - otherwise, it's too subjective.You can add lots of other things like - smelling like smoke, rude behavior, unruly kids, bickering adults, adults yelling at kids, showing up with rude friends, filthy vehicle, having someone other than applicant who is doing all the talking, showing up late, sounding drunk when they leave a voicemail, not filling out application completely, asking for lots of changes like new carpet or paint (they'll be difficult to deal with), tenants who never ask where the laundry is or look to see how big the closets are or ask about parking (they are desperate to take anything), not bringing documents when they said they would -- the longer the legal list you have, the better. 

Yes, your house is sitting empty but how long till they miss a payment then you have to go through the processes of evicting 4 kids and 4 adults.

It's sickening to hear of a 90-year-old woman living alone in a single-family house when she has several adult children fully capable of caring for her.But the first two are the harder issue.

Many household products are labeled and marketed as DISPOSABLE and/or FLUSHABLE; many baby and adult personal hygiene products, along with household wipes and cleaning towelettes are labeled both disposable and flushable.

I know you can't say "no children" as it's discrimination, but I believe you can state Adults Only.
