That is why even Multinational Corporations employ teams of specialist lawyers and accountants. 

We even got a heart specialist MD in real estate.

If you find an REO specialist, hungry agent, you may be able to get him/her to send you videos of new reos as they hit the market, but realize this person is 100% incentivized to send the videos to every possible cash buyer he/she knows to potentially write an offer.

The way I look at areas is it widespread or just a property that is mismanaged with the wrong tenants in there?

Just because you are not seeing it and it is not hurting your business plan, doesn't mean it's not a widespread issue for the housing market in general. 

I've seen multiple mechanics/transmission specialists; it's got a CVT transmission which are seeing tons of issues around the 6-year mark, exactly where mine is at.
