FYI: I am a very well qualified tenant, (Gross income is 14x rent for the room, credit score in 790s) which would have been verified on my credit and background check, and verification of my pay stubs that the landlord told me were performed. 

We also do the income verification and check last landlords to see how they were as tenants and if they paid on time.  

If they do, I will TEXT them back and forth to get verification about the key pints of the ad, I.E.

Identical homes in the neighborhood have recently sold for $310,000.00. 

The more identical the sold properties are to the subject property, the better. 

In my experience 99.9% of home buyers prefer buying a home with no electric bill as opposed to an identical home with an electric bill, so I believe solar differentiates the home from close comps at the very least and increases salability.
