I did not go FHA for my second purchase because I wanted to avoid deal with MIP and refinances again, did 10% down conventional loan with LENDER PAID PMI (they raised the rate to pay the mortgage insurance ahead of time).As far as living in the unit for a certain period of time, this can be quite the gray area.

I've been literally robbed by tenants, realtors, prop managers out of state, had minor/major lawsuits out of state etc... but it could happen at home too... a lot less likely in your own neighborhoodAnyways others told me the same and I did it anywayss... thousands of gray hairs latter and sleepless nights I finally learned...

If its a gray area and you have tenants that are never late with payments and have called you once all year long for something legit, I would certainly take care of it for them at my expense.
