No PM worth their salt would have NOT seen it coming BEFORE tenant stopped paying.....Get rid of the PM, FIND a good quality local Real Estate agent/PM or any RE professional you TRUST to help you look this through.

I like to preface my advice w/ the "I'm new to this, so take my thoughts with a grain of salt".

Any LL worth his salt will jump at the chance to not have to deal with you whining and complaining about things that you don't even have any verifiable proof of.

This info is coming from Zillow so take it with a grain of salt... and consult other sources of info before determining your target investment market(s).  

I personally would never spend that kind of money for a class or mentorship regardless who was giving the class, I’d put that money towards my next deal, but I am a rookie at this so take what I say with a grain of salt.

The other factors are replacing the softer, repairing the well, and filling the salt monthly.

This is a small one, but in my first rental it was only spoken that the tenant would shovel the snow and salt the sidewalk to melt the ice.

But I'm also a new investor so take what I say with a grain of salt. 

So this was almost 15 years ago...so take it with a grain of salt. 

So take things with a grain of salt and don’t blindly believe everything.
