There’ve been some news stories about how some of their drivers have really shady backgrounds (including a convicted terrorist), yet make it through the screening process.

This person says he has no social security number, no drivers license, wants to pay rent all cash and insists you can trust him.

Take down their complete name, birth date, address, passport, country of citizenship, drivers license, telephone, and visa number.

They need to go now, other issues are secondary. that's what I was thinking also but am so mad at them for screwing me over and all the stress and aggravation and money they cost me over the last 3 or 4 weeks. 

Sometimes forums are hard to communicate in, but I agree with pretty much everything you said especially this part:  "Money can be ma(d)e anywhere in real estate but those that do analyze using ALL inputs."

Get a Florida drivers license and Florida license plates etc.

Analyzing historical rent trends in the area and understanding the factors that drive rent growth is crucial.Have a clear plan for if things don't go as expected.
