There are just some markets where its a seriously tall task even if you are willing to dig in and battle the red tape monster.

Also agent retention rates are higher right now as it is top of the cycle markets in most parts of the country and a mediocre agent who can fog a glass can possibly generate a sale.

So there is an area that is vented with a glass window/wall.

Don't ask me how I know but the best way to show the tenant what the problem is, is to remove the toilet, take it out into the yard, and proceed to bust it up with a sledge hammer while they observe (wearing safety glasses of course). 

Consider adding a glass backsplash (especially behind the range). 

@William Glass Yes, have the applicants should fill out the application prior to that end date, and also get those people into the property to view while the tenant is there if they are willing to let that happen.
