No reoccurring problems when treated properlyBeing that it was 4 1/2 years ago I would hire a good pest person to inspect and not be afraid to close.

There are usually some good, local investors that monitor those forums.

Monthly holding costs for 180 days (giving myself lots of time to do it and learn) - $1668.00 (includes electric/cable/alarm monitoring/water/trash/insurance/lawn and snow maint and 5% general maintenance figure).

I tried out Betterment and Wealthfront a while back and didn't like the lack of control...I don't want to be in emerging markets with the situation in China what it is, but I felt "forced" into it using those services...I'd prefer to buy my own commission-free ETFs and rebalance my portfolio periodically...but that's just me, I'm a bit more hands-on and have the time most days to constantly monitor my portfolio...that's also why I just contribute to 401K just enough to maximize the employer match...though I have always maxed out my Roth contribution...But just out of curiosity, which do you like better, Betterment or Wealthfront?  

Or I have heard of people installing a small sub-meter system to monitor usage.

I think by having equal investment in the house, you would both be able to take responsibility for the deal, and if they are local to the San Diego area they would be able to monitor the activity of the house, including cash flow, tenants and property managers.     

Or you may want to check to see if the same problem is reoccurring.  

I have been a member of BiggerPockets for a short time here and longer on other sites and on every site I am a member of there is a reoccurring rant with regard to new investors, newbie WS, etc.

As soon as you can make a value statement about that 'other activity' it makes much more sense to monitor your seller networking.

I take their drivers license and info, and also have cameras on site to be able to monitor activity and let them know as much also.
