I think it makes sense, but I also think if the detectors are that high off the floor, tenants are less likely to change the batteries when they go bad. 

When the property has positive CF, that positive CF pays back your cost, and when the CF has completely paid you back for your cost, you have nothing in the property anymore...and the rest of the CF is pure profit.Option D is find a different property in a different market.

If it's purely for your to live in, then I think it is reasonable to go based on your personal preferences, with the realization the costs to convert will be fairly expensive and might not actually add value to the building.
