I own a mid-term rental in Austin. 

Insurance companies all seem to have different names for the same coverage terms, so it's hard to know what you have.

My plan was to "self-perform" a land contract by filling out a purchase and sales agreement for a land contract that specifies I will take over the mortgage payments, get authorized on their mortgage, and be authorized essentially to fix up the property and eventually sell it on the MLS since the land contract will give me that control/equitable interest.

You expect a long home search where the agent will have to schedule lots of showings for you, over a long period of time?

How long do you plan to be in that loan before either refinancing or selling.

Don't let the distance scare you off too much; there's always a way as long as you are prepared, educated, and confident.

If you have a few rentals under your belt out of state and are familiar with how your team operates then I would dive into doing some value add deals as long as it's not down to the studs.
