Lease agreements (what websites do y’all use for state specific forms)?

One tenant has a lease until next July, and the owner wants a 6 month lease after selling with a set price, and none of that is including the utilities.

Hello,I have found the "HOA rules" but the California lease agreement includes that I should provide a copy of the "rules and regulations," what is customary to include there?

In California, the landlord needs to return your deposit minus expenses within 21 days.I would recommend any future relationships you have with a landlord be formal and any communication regarding repair requests, lease terms/agreements,  etc be in writing.

I do have a bit of rehab experience, but it’s been about 10 years since I’ve had any real hands-on.So finally, to my question:Armed with this little knowledge, should I:A)Buy something quick after analyzing deals 24/7 over the next few weeksB)Wait for now, learn more and keep renting (effectively pushing back REI due to a 12-month lease)My biggest concern is the fact that if I push back the ACTION portion for a whole year, I may lose the enthusiasm and momentum that I’m so excited about.

Hello all,As I ponder lease optioning my primary residence, I'm weighing all risks as I see them and I was hoping to get some help understanding how to think about, deal with, and plan for the following scenarios.1.  

You will need to honor the existing leases and their expiry dates.

Even if you would find any seller financing/master lease/or hard money lender, they would all require you to have reserve to be able to run the property at minimum of 6 months.

They're teaching people to "acquire" property using "subject to" and cash flow it via lease options.  

That would give you an abandonment case which should give you control of the property if it is defined in your lease.
