I know in Philadelphia there's some additional rules (it's been awhile since I looked into it) which makes it impossible to get a lender's title policy for 3 months if I remember correctly. 

You are preaching to the choir brother - decent guys are nearly impossible to find and 99% of contractors do **** work and rape you on the price.

Agreed if it is really inexpensive them trying to develop it is not impossible just very expensive as it takes a long time .

There are already 100s of investors calling on that one bank owned property, it is nearly impossible to get your hands on something at a discount right now.

It’s pretty tough to impossible to purchase with a mortgage because the quick closing time and you don’t know if the property will even qualify (conforming loans require a “functional”) or appraise for the loan.
