(Fancy all-girls school).I hear you on including the vacancy and cap expenditures.When I look on the MLS this house should go for more than $180K,  (it was appraised at between $180-$200K) but the owner is willing to sell it to me because she wants to live there until she can move to an assisted living facility. 

The deal still works for me so no issues on my end paying that amount.My only gripe (I say that jokingly) is the fact that this address was on my next round of direct mail marketing list and I would have sent them a card and could have possibly grabbed it before the wholesaler got it.
