The strategy I had for this property was always a buy and hold so I am thinking of building either a couple of town homes , a multifamily structure or 2 single family homes on the to be developed trail (with that being a selling point) but eventually cashing out of the entire property going forward.

If you have a HELOC or 401K it will help..I like the Florida market and explored some cities in FL when deciding to invest out of state, Florida you need to pay close attention to Insurance prices depending where in FL you invest can be a major expense..I love the coast and beaches but I wouldn’t invest next to the coast especially being Out of State.

Also strongly suggest making a stop in the Telluride area if you've never been.In terms of property, you'll find an endless supply of small farm towns in that whole corner of the state you could use as a base - for the actual investing, there's not that many larger markets - Grand Junction, Durango, the I-70 corridor.
