If you use the search bar and ask the question in your title, you will probably find hundreds of discussions.My suggestion is that you should only raise the rent on an existing tenant if you have evidence they are excellent renters, they can afford the increase, and the increase is no more than 15%.

Any rent increase should be backed up by comparable leasing activity in the area and the tenant should be shown the evidence that they will still be paying a very fair rental rate.

If so, pass the fine on to them.If there's evidence they didn't receive the warning, then you may want to ensure they get a written copy of the rules/violation notice and either eat the cost or split the cost with them.
