I imagine these days digital signatures are allowed for contracts, but are there any guidelines as to what is acceptable or not. 

When a guest stays at one of my vacation rentals, they get a digital guest book with information not only about the house but about the cool places to go.

What program(s) do you use for digital signatures on docs?

Any other ideas to help organize receipts and digitize them in case i get audited?

If the building is only one meter it's going to be difficult to get tenants to be happy with paying for the neighbor who plays with the thermostat.There are many digital tools to monitor a range. 

This is after a double digit percentage increase last year.The only 2 options, if I want to hang on to these properties, are:1) increase deductible2) change carriers, to a lesser reputable carrier (think rated B or lower on AM best)Is there anything I am missing and how are you coping?

To piggy back on what @James Miller and @Scott Hildebrand already said; with how prevalent legal zoom is and how readily available these templates are in circulation, I would think it's fairly likely that the litigation guys have already combed through those bad boys and know how to poker every hole possible in their validity.Just an assumption, but definitely something I'd be mindful of. 

Las Vegas is only now about to be fully recovered from the last meltdown, Property Values in most areas are still going up at impressive rates, albeit slightly slower then the previous few double-digit appreciation years though.

It has been great over the years with double digit net caps.
