I would also consider reviewing all the invoices for 2022 to see who did the work and what they did.

Theoretically, is it a stretch to say that an appraiser will look at the purchase price and all the work we've done (backed up by the actual costs of renovation invoices of work done) after 5 months of the purchase and just add the renovation cost to the purchase price and make that the appraisal value?

Thus, I can defer taxes.I believe as long as the LLC invoices under $2500 per UOP (for example, insulating the crawl space) and the charges are market based, reasonable, and are not abusive, I can use de minimis to expense.

Depending on the specific markets and income, I think that many units justifies a full time bookkeeper, part or full time leasing agent(could possibly be the bookkeeper does both), full time maintenance guy who also doubles as point person for contractors, and then the same lawyer and accountant that we already use that invoice as needed.

However, our only speed bump is the appraisal order and during this time that can take anywhere between 6 - 8 business days to get a report because all the appraisers in town are so dang busy.
