Many of the systems will still be servicable through chases in between floor joists accessible through unfinished storage, laundry, or mechanical rooms.  

Unless you are a large investor, I believe that focusing on areas you know very well and understand the local market dynamics, you are chasing yield at the expense of risk.

We would require a co-signer with a SSN though, somebody you can actually chase if things go south.  

Don't chase it too hard.

If you're leveraged too far without cash reserves chasing one too many deals can cause the entire thing to collapse completely destroying the wealth you're trying to create long term.
