I just finished listening to episode 2 of the podcast and The guest speaker, Karen, got a property for a seller subject-to and the seller had to write her a check for $9200 and I don't understand why.

Once you hit 10 or so you will start having a positive equity curve... one of the recent podcasts with Brie Schmidt (Episode 128) outlined a genius structure that they are using for their in-house property management.
