One other item to (politely) hit your neighbor over the head with is the fact that a tree's roots will continue to grow for months AFTER it is cut down.Suggest to your neighbor to have a sewer service use a cutter blade and clear out his line, and then use an acid wash on a regular basis to keep the roots from overgrowing his sewer.

We buy detached single family homes, but you can definitely go with a town-home if that's what you'd prefer- you'd want to focus on large square footage, high bedroom count, and consider avoiding luxury features that add cost like rooftop decks unless they're important to you.Typically house hacks operate similar to a home office deduction - take your eligible, deductible expenses and multiply them by the portion of the house that is a rental (for example, if you buy a 4 bedroom town-home and live in one bedroom you could deduct approximately 75% of eligible expenses).

We have also found it extremely important that the stairs/deck be solid with a decent railing and that the door opens easily -- otherwise it gives a terrible first impression.

This looks like a good deal to find a unit right on the water, but the annual rental revenue is just $25k to $30K annually.Also, these units are about 300+ sq ft. some have partial views of the gulf, but for most of the units you have to go to the community pool deck to get any gulf front view.Here are some of the pros I see with this investment:* Low cost of entry for a gulf front rental in a desirable area* The amenities and building should be more valuable after construction is completed* There are a lot of couples out there that just need a studio for a few days* Rents on the gulf of Mexico can be higher than some other beach marketsHere are some of the cons I see:* May not rent well this year during the construction phase* Parking is limited, and I am not sure they will expand it* The building is still very old (1965)* While this is a good price for a studio, a slightly larger unit somewhere else might generate more revenue* Some of the google reviews are negative for this building, but that is because it needs to be remodeled* The HOA is still around $550.00 per month, but that is not unreasonableI will still run numbers to see how these could cashflow with 10% or 20% down, etc. but I just wanted to get some feedback from experienced investors about buying condos that are under assessment/renovationsIt seems like the worst case scenario is that the mortgage gets paid and we bring in an extra $8K to $10K annually if we self manage, and that area is likely to continue to appreciate year over year.Thanks!

Needed some minor cleaning, paint, got the yard growing better to create the curb appeal, build a lower deck, and finish the basement that I did all myself.

In the rear of the property I was thinking about constructing nice matching storage sheds.There are small storage sheds already on the back decks but they block the kitchen wall where a nice bay window could be inserted to let more light in.

Of course, my only other exterior door is a slider that leads out to the pool and deck, and I'm not aware of any smart locks that would work on it anyway.
