If you are looking to build long term wealth, I think having a good rental portfolio is best.  

Not all landlords are wealthy capitalist.  

With that said, we have to try - so I've sort of pieced together bits and pieces from experienced investors I've met in person, podcasts, books, forums, information I've heard/seen get brought up multiple times, etc. and tailored it to my style/what I believe will lead to success (for me).I've attached a screen shot of what I'm currenlty targeting, but treating it like a diet/workout plan...

They are not wealthy and don't want to do up keep on their property or pay someone to do it for them.  

Right now I have a very wealthy client and he will be getting one of these policies and plans to put $250k a year into it.

It is a great and wonderful strategy used by many wealthy individauls who will gladly pay only 10-12% in tax rather tha the larger alternatives.
