I'm guessing that's because too many people didn't follow through on the "keep quiet after 10pm" rule and they ended up with fines etc.

As it will be my first home for investment purpose, I am looking for single family property, try to get a good tenant ( that’s why I initially was targeting on A/B+ areas) to get foot in the door and start having hands on in rental investment.

Population is 220 people, this is going to be very rural. 

I believe that finding good people you trust is a key part of findings by a good syndication partner. 

Some people do refer to private money as friends and family, but in reality Private Money refers to "not banks".

Over the next year or so, I plan to learn as much as possible while also connecting with people in my area to gain a better understanding of the market and opportunities.

When elections come around too, people get more worried and take their money off the table till the following year, this is a time to jump into the market and negotiate harder on deals too!  

During difficult economic times, fewer people tend to take vacations.

What is likely to happen is that people who have financed properties could walk on their investments, or do a deed in lieu of foreclosure if they have very little equity.  

So the people with deep enough pockets, that may own thousands of units dont care.
