If it's in an area that I (and/or my property manager that I trust) don't feel comfortable managing it then it's a deal breaker.Rent Control - (state / city specific) - there are ways to work with it (e.g. increase rent due to hardship) - that can be fixed.House condition - roof leaking, oil tank, house needs renovation - again, that can be fixed.Neighborhood - you can't really fix it by yourself, so either it's already a YES or a NO as-is.

There are plenty of folks on the forums who are anti-turnkey, but you also want to evaluate it from several positions:1) You have a W2 job and don't plan to quit it to do full time real estate.2) You have no connections whatsoever in a marketplace that you like.3) You want to avoid the cost and time overhead of linking all the pieces together.Well oiled turnkey operations do make their money up front.

A serious investor wouldn't blink at $100 but a family buying their first house in this type of market will be told by their own agent "to appear competitive you will need to offer over asking, provide at least 1% earnest money, and pay a decent option fee with a short inspection period etc" If that isn't bad enough, this family will pay for an inspection only to discover the house is a lemon and be out nearly $500 and back to square 1.

I could change my oil and do all of the basic maintenance on my car as well, I just prefer to pay someone to have it done right the first time.That's just my $0.02, I've seen good and bad experiences, go with your gut and let us know how it goes!
