My mortgage is also going to go up one last time next year, increasing the pymt by another $50.

I put 35% down on my last property to get to break even.

An asphalt shingle roof often lasts 25 yrs, so you need to reserve $27/mo EVERY MONTH for 25 years to have $8k available in 25 yrs.  

The last year or so, I've seen it become about impossible to cash flow in a ski town.

This home is supposed to go in market this week but they said that last week.

I have always said when people look to invest they typically look at returns first, market second, the team third, when in reality it is the team that can make or break a deal, market second and the returns last. 

Agree with your insurance agent, many investors have been backing out of Canton for the last  number of years because of antics like this. 

There is a new property management company in place now and I had my onboarding call with them last week and they walked me through every step of how they will be handling repairs, late payments, evictions and maintenance.Really happy with the whole process.
