You try and rent your unit , same criteria as the previous tenants ( or better) If you cant rent it for 6 months , send them a bill , when they dont pay , go to court , when you win , and get a judgement lien their new house .

If they keep paying in time to stop the eviction for FTPR, after the 4th judgement for FTPR in the City, you can still evict them even if they pay.

If the property has multiple mortgages, HOA liens, personal judgements, etc. the deal just won't happen. 2 mortgages, depending on who holds them, is usually okay.
