Hey Edward, I’ve been paying attention to Baltimore’s development news over the past few years and I think there’s actually a lot of promising things going on - several new apartment buildings popped up in recent years, Top Golf coming in near M&T bank stadium, money going into improving the old indoor markets like Lexington Market, Port Covington finally being built, the possibility of Royal Farms arena being re-developed, etc.

@Phil Cecere hawaii doesnt cashflow unless you have a large down payment or you hold for a while and refi, but it does appreciate nicely and rent growth is also good. you will have a very hard time to do the brrrr strategy here as most of the value is in the land at least 2/3 or more. you would have to find a really rundown place, but that will take $100k+ to make rent ready. after you refi to get your money out chances of you cashflowing is slim. only place numbers work would be in d areas. b areas dont have mfh unless it is cut up or has an adu, but those the sellers know what its worth and sell for high. if its a deal then there are tons of local buyers who will beat you to it and bid it up. best bet is to buy sfh and add an adu, but again that will cost $$$, so you wont cashflow. which comes back to holding for a period then refi.

@Barry Wang I think SIP has definitely tested the good nature and will of neighbors because we are all at home 24x7 working, playing and trying to enjoy our time both indoors and outdoors through this pandemic.It's a bit of a blessing/silver lining that because you are moving into the building it will afford you an opportunity to be able to verify the complaints from the neighbors real time and also be intimately hands on involved in developing a building community and understanding.

If you are that back in times “cabin”, old “wood style” home with ugly fabric couches and brown wooden walls, it is hard to charge good money no matter if you are long term or short term rental.Consider accepting pets - only 40% of the cabins in Big Bear Lake do.Provide a hot tub or see if you have space for indoor jet tub - only half of the listings have the amenity.
