Currently, I'm placing long poles on the posts at an angle to support the fence.

After trying for three months with Facebook Ads, Flyers in the Hispanic areas of town, and posting on every Facebook group possible we ran the numbers as an Airbnb and discovered that it would work really well.

Make posts in local Real estate FB groups, if you have a great deal 100s of investors will message and comment.

Agreeded with the first 2 posts, I've only experienced this once to have damages/ missed payments exceed security deposit. 

@Paige Seeley - If I am understanding the hart of your post correctly, you are balancing the decision to put more money down, in order to have better cashflow, vs going with a lower down payment (keeping cash in your control) but having a higher monthly payment.
