It is supposed to be a 45 hour course.If the DRE (or whatever governing body you have in your state) thinks this is acceptable, it's no wonder there are so many disputes in RE.

If I lost a tenant over a dispute on them paying for an improvement then I would consider myself in the wrong business. 

Talk to your attorney and find out what their recourse is with regards to disputed funds.

The seller has to sign off on it, and a disputed escrow could tie up your funds for weeks/months.

We usually avoid getting in the middle of roommate disputes, but being that a gun and animal are involved we wanted to post here to get everyone’s thoughts.

-On the legal side this is going to be a civil dispute and not a criminal one-Consult your attorney, but in my opinion to avoid additional losses is to pursue action in small claims court.
