Hopefully in the future we will have more properties to rent, then we will definitely will have to use one but as of now with one unit we used cozy and that worked well.

The properties were in nice neighborhoods and before I closes escrow on 3 properties the air conditioners compressors were stolen and probably sold for the copper and aluminum inside them.

New water heater, newly remodeled and they just put central air in the front and back house.

I systemized my processes, created file folders just like we had at work, created a team to enable me to make offers and close on deals.My other strategy, that I would not change, @Don Roberts, food for thought on locations...has been to buy near Air Force bases in areas with growing populations (obviously, we were AF).  

The heat sources are the main window unit in the living room does both heat & cool, and then there is a propane furnace in the living room as well.I'll have to think about installing central air.

Christian Park/Twin aire The new courthouse will probably not bring in Judges and lawyers looking to live in Christian Park. 

I use an online rent collection platform (Cozy) and my lease says that tenants must us the platform.

Then there were other petty complaints like a tiny bit of air leaking in the old aluminum windows.I decided to let her go and re-rent at market rates. 

Is it worth pushing our budget to the max to replace, or will an appraiser just check the box that there is central heat/air?
