I have been listening to BP for a few months, and just now beginning to read/engage on the forums.

Erin, I work with several investors from California, who are investing here in Tulsa because of the challenges of the California market.

Being a new investor in Cali definitely comes with its challenges and I'm starting to wonder if it is at all feasible to start here. 

Probably going to be a real challenge to find a wholesale deal with that much space that will meet the other needs of your family (good school district).

My goal (considering TVM principles) to get my money back within 5-10 years and for net present value to be better than selling and putting the cash in a conservative portfolio of stocks/bonds - which would be for me: 25% stocks/65% diversified bonds/10% cash or something of that nature yielding 3-4% after tax.My challenge still.... is the math and comparative analysis with different seller financing structuring. 

So for me, the process of finding the deal was definitely the most challenging part of my first deal.     

Getting a business loan or a loan on new property can be challenging. 

My husband and I are both corporate engineers looking to retire from our current positions and move onto new challenges away from the current grind. 

We've been engaged in many wholesale transactions.
