Your attorney may also have case law in similar circumstances that determines if this applies to STR rental or not...I've supported many similar exercises from an Engineering perspective and the reality is the devil is always in the details.

Mike, if you are looking for ready-to-go data (for a mail merge, for example), you'll probably have to go with a list broker.The information won't be as current as directly from the cities & towns, but I have had mixed/little success with the cities and towns in RI I've asked for data.None will give you just the information you're looking for (people who have owned for X years, or non owner occupied residential), and even just getting a whole dump is an exercise in frustration.Most cities or towns will look at you like you have 3 heads and then quizzically say they don't provide something like that.

@Joe FergusonI do not know the law in Texas, but around here if you sold the house and are now the bank (i.e. the name on title is the present owner/occupant) you would have to foreclose (or exercise the Power of Sale clause of your financing agreement) and you cannot evict someone from a property you do not own.If the current occupant is purchasing the house via an instalment sale and title is still in your name (since the sale has not completed), things get a little messy and it's time to seek legal guidance.Things may be a whole lot simpler in Texas ... but I doubt you can evict as if they were a tenant.

Most people are broke , Most people don't have successful businesses , most people don't exercise - I would rather substantiate with sound rationale why it might or might not be a sound business strategy for you .I wouldnt comment much on your statement regarding contractors willingness to work with new investors , as you seem to have made pretty broad generalizations of investors not knowing anything and not knowing how to buy properties .
