Hello all,This forum seems to be the best body of information, people, and resources I've found regarding CRE investing.

Nothing worse than dealing with water spraying on you unexpectedly when doing a plumbing repair, never mind contorting your body to get into hard to reach areas.I don't know how plumbers deal with that stuff on a day in-day out basis.  

I guess I should clarify that I’m not afraid of rehabbing properties, but in my mind major means a complete makeover and I will most likely be bootstrapping my first property.

@Aaron Mazzrillo , I am lacking two certain body parts required to even walk into the surf south of the pier at Huntington Beach...

But in another example one of my students recently retired with significant cash assetts and he is buying a property that needs significant rehab and is flipping it to an owner occupant/rehabber and will make over 20% yield for the next 15 years.
