One place had a cool upstairs, huge deck, 1 block off the beach with a great view.

As far as cash flow- that is on the location/your diligence and drive/size of property in bedrooms....If you use your STRs, do you like drinking a coffee looking at white sand and clear water or do you want to go out on your deck away from the beach for a second and not riding an elevator?   

I'd also recommend putting some seating either on your back or front deck or both.

You could add a table & umbrella on the deck.
