If they really want to press the issue, they need to rent the townhouse and possibly season it for some time so that the lender are comfortable using the rental income in the DTI.

In fact, I think you'll be hard-pressed to find anything under $100k in the far West Valley except in an area you wouldn't likely want to be, where flipping wouldn't even help. 

If you have the assets, you'll be able to find a lender and get a line of credit to do the flips, otherwise, you may be hard pressed to get much done. 

I think you might be hard pressed to find a conventional 5% without a occupancy requirement. 

VW gets a lot of the press but there are plenty of other drivers here. 

Appraisers are usually hard pressed to give someone a huge boost in value over their previous purchase price when they know the owner is trying to force equity- so you did well!
