What are your favorite types of renovations to increase rent?

Trim color different than walls.Vertical blinds on large windows vs vinyl horizontal.Permanent LED lighting.Laminate floors where possible vs vinyl sheetgoods.New doors and hardware if standard size and therefore easy to change.Lock on front door with keypad and/or bluetooth.Paint garage floor.

I always install 1.5" PVC with 1.5" P-trap with a screw disconnect & hopefully the wall connection is also a time saving 1.5".

Some random things to know about me is that I love to strength train (I have and plan to again compete in Strongman competitions), I hold a PDC (Permaculture Design Certificate...which basically means I love working with nature), I'm currently learning to be a DJ (like, learning how to scratch on actual vinyl type of DJ), and I am a former Army brat (so I'm not technically FROM anywhere, but hey "It's not where you're from, it's where you're at").
