Randy I would add a caveat to Manufactured home appreciation, they are nearly 100% dependent upon location.

Manufacturing is big here, with companies manufacturing right here in Montana, such as Blackhawk, Mystery Ranch, Simms, and more.

Or even mobile or manufactured homes.

Target cheap BRRR and Manufactured homes, use these to provide a basis for me to get into new construct multi-family (4-Plex), and BRRR Multi Family, I will enter these into the market as the supplement to the mid level and place them on the side of my small city that is most adjacent to the big city, to try and tap into the people in the affluent part of the city.

That's a huge huge uptick in cash flow.With no corresponding uptick in manufacturing costs.Like of Popsicles sales immediately went 1000% more sales units per day, the Popsicle company would reap the profits.I wonder where these HUGE profits go?

FYI zoning says i cannot manufacture foods using vinegar some my pickle farm dreams are S.O.L. 

Currently looking at picking up a couple of decent, used late 1990's manufactured homes. 

Your $250k budget seems challenging/optimistic to do both JADU and ADU unless you either take an active role and/or use a manufactured home.
