Once the house tour is completed, then we ask the tenant if they are interested in applying to be a tenant and send them the background/credit check application.

@Lauren Nolan my husband is European and had a hard time getting a credit card here at first.

Sec 8 also does a property tour and flags various safety issues (confirming smoke, co alarms, etc) so could get an advance list to make sure items are all done or you have no concerns about passing the basic inspection before getting too far down the road with an interested sec 8 tenant. 

I also document a room-by-room "Video tour" of the property, clearly showing its condition right before the Tenant's Lease signing.

The 3D tour does help. 

If the place you found cashflows $200 a month, then that is pretty good.If you are investing out of state, make sure you take the time to tour the home before buying it. 

They give tours on the weekends and its great to watch them build these units.  

They wont tell the truth but you should be able to see through their stories after you tour the property.Maybe consider building from the ground up so you don't go insane from problems you didn't cause.Section 8 rents are cast in stone and will not increase unless HUD says so.

I have been on many a bus tour with operators and that is not the normal demographic.
