Hello, kind of a newbie on here...We have just landed our third rental, and now have three tenants (two in a duplex and one SFR).We are looking to make rent collection easier and were planning on doing the following...Open a savings account, in the name of our LLC, at the local bank here is western NC. 

Working class neighborhoodsParkway Village and Hickory Hill -38118, 38115 similar to WhitehavenWestwood/west Whitehaven - 38109 - some good finds.Germantown - $$$, very few deals in general as it is similar to Collierville, maybe some on western edges, but those are very hard to find.Areas to avoid:Frayser 38127Orange Mound 38114North Memphis - 38107South Memphis - 38126, 38106I hope this helps.

It depends on the season, the weather, the red tide (we aren't getting the worst of it, and yet talking to some of the mid-westerners, it sounds like their news is making it sound apocalyptic!)

I'm in the process of buying a 4 unit for 300K in Western MA... which is 75K per unit.
