Unless it's in a tough location in the house, I usually do the heater myself - it's pretty clean work and it's not hard.

Location is the one thing you cannot change about a property, so finding one in an area that works for you and will help meet your goals is huge. 

Should they all be located in Florida or Massachusetts?

While I do not know the specifics of the purchase or exact location, I understand the Philadelphia market well enough to place this property in a lower tier neighborhood based on the ARV Mario shared.

The location of this property is north of Huntsville.

I’m interested in learning all about RE investing for cash flow and to have freedom of time, location and have a cash flow of 5k/mth from RE investment. 

Property 2 is 148k 2bed/2bath in an area I'm not familiar with but by the location I can see its 3-5 mins away from a college, hospital, and highways. 30-45 min drive to the beach.

If it's a very average looking listing that is not in an A-grade location, and their calendar is well booked relative to other comps without that amenity, then you could reasonably assume that the amenity is making a difference. 

We are interested in a well located home that has been on the market for 10 years.
