If you're thining Memphis, get to know the city well by online research, then go there and study it in person. 

I haven't invested myself yet, but I have been studying the market for Multi-Family/Income generating properties (Duplexes/Triplexes/Quadplexes).

I'd suggest once you get to your duty station take some time to study the market, build your network (attend local REI meetings, talk to lenders and realtors, etc.), and save some extra money.

Can they prove how long it takes to rent a vacant property?

And also maybe ask the ones you've gotten to lend to you to recommend others after you've proven yourself to them (particualrly after you've paid them off at least once and reborrowed from them; then you have proved you can do what you say). 

I've been diligent in study mastering the tip of the iceberg, podcast assisted.

I plan to use this property as a short term/vacation rental.If the property won't be rentable/placed in service until 2022, I just want to confirm that I am still able to take some portion (as determined by cost seg study) of the 130k invested in 2021 as bonus depreciation in tax year 2022, right?
