My issue with many guru's, even the "better ones" is most seem to never put their money where their mouth is.  

I may be paranoid but it really feels safer to me to see buyer / seller in front of me with the attorney in charge, for some bizarre reason, when a person who had an online $100 or less class to become a public notary has the seller / buyer sign legal documents, I don't feel it's a safe way of verifying their identity and generally speaking I feel conducting these large deals with a table closing when all parties are present is way better.. or at least choose an agreed third party to verify identity of all parties (like a different law firm) is that just me being paranoid or is it a legitimate scare?

The local enforcement just didn't seem interested and didn't take action.

A big part seems to be the broker commission (8-12% from what I have seen).

I would run away from this guy as it seems like this guy is salivating at the opportunity to take you to the cleaners.

There seems to be a lot of  advice out there for people getting into wholesaling, but I can't really can't find much guidance for buying from wholesalers.

Alternatively, it seems like we can make this a short-term rental.

I spoke with a lawyer and the process seems as straightforward as here in the US.

This seems like something useful to enough people that it would merit the TINY revision of their process that it would take. 

Only downside is that buying a house now is so high it's almost not worth the effort it seems.
