Rents are low right now. 

Not in a rush to pull the money out.I wouldn't mind renting it out but the wife said no.

Can you "house hack" it and rent out one or more bedrooms? 

That said, we have built and sold 34 of these build-to-rent properties this year and are continuing to buy more lots for future development. 

All storage units are rented and monthly income is 2,225.

Hi Mitch, are you interested in the purchasing side or on the renting a unit out side also? 

I’m asking from the perspective of being able to quickly rent out the rooms (preferably MTR) and for potential appreciation.

I would increase the rent because that is significant wear and tear.

Toledo has lots of problems with management companies here not being properly licensed, using "rent a broker's," and helping people from out of state invest and the end up in areas that are not profitable and are high maintenance and it only makes the "unqualified" managers money and not the investors.
