You could rent it medium-term to professionals who flow through our area a lot.

My guess is the $5,500 number is too higher, the way you'd be getting around $5k/month in a 700 SF spot is if you are in a decent location and the unit is furnished as a medium term rental.   

got it I misunderstood you meant to hire someone cheaper for cleaning gutters,  the guy whom I hired is not a roofing contractor per se he is a renovations contractor who does fixing cracked boot /chimneys thought I could pay him an additional couple of hundred bucks to clean up the gutters as well while he was already there.gotcha. sometimes it's hard to convey and infer intents from a written medium. yeah, in that case, for a couple hundred it's well worth avoiding a broken back/neck.

Hey everyone, I would like to hear some strategies on medium long term rentals that people have had success and/or difficulties with.

It's also a coincident that I was just listening to the very episode after yours.Regarding risk and reward, I think I'm okay with medium risk and medium reward.

As far as needs in my neighborhood we are a big military town we are sandwiched between two military bases that do summer training so we think eventually we may furnish the upstairs 600 SqFt unit upstairs and possibly do a short/medium term rental but more market research pending but currently for the downstairs we are smackdab in the middle of town and are like .2 -.5 miles away from 5 local schools 2 private and 2 local the rent is currently set at $1550/mo with electricity, gas, water/sewer and garbage included I worry people are getting stickershock and not seeing the included utilities I'm getting a ton of clicks on Zillow in 20 days (350) but only 4 inquires and 1 walkthrough who took an application but didn't submit it
