Here are some of my thoughts: 1) they are work and have risk 2) in this hyper competitive RE market, there is not enough profit in the rehabs of most MLS listed properties.  

Or lower your price on a 6-month lease and then find a one-year tenant at market rate in the spring.

Not in that market, but I’m sure there are market specific fb groups out there. 

For your initial investment, focus on finding a good property without the added complexity of an LLC.
