As I said these "number of days" can change and float as needed but in my world its not only reasonable but common and customary for TT's to have free rent during buildout.for reference we are traditionally doing $500K - $800K build-outs in grocery anchored retail centers. 

Yes, it's on my list that I have to have an HOA that is rental-friendly, but thanks for pointing out the fact that there might be a rental limit to keep in mind too.

I have added a few lenders to my list. 

Hard to buy anything here in this area just off listings.

I have suspicions that my 2nd renovation draw went towards another property higher on their priority list which seems illegal, but I could be wrong. 

I found a house that I'm interested in and my agent has gotten me a list from the city inspectors as to what needs to be fixed/replaced (obviously I'll need to do wayyyyy more renovation than what's on the list, but it's a good start without ever being at the house so far).

Newly listed 2-4 unit properties are up 55% in Westchester since this time last year!
