Making sure your tenants have put all personal belongings where they are not accessible, cleaning, staging, etc.. are all harder in a property where you don't control the furnishings.

The reality is if the broker/agent puts the exclusions in and the property is staged correctly and priced correctly the guarantee will not be used.There was a student of this system years ago that I remember was sued by a home owner.

And mind you, I only bought it for $95k, so $40k in appreciation on that is pretty hefty.Now, to be clear though...I bought in Atlanta when it was at it's infancy stage of the expansion cycle, so that amount of appreciation stemmed from that.

I also know that for the most part in taking my baby steps that the makeovers I see, probably are too costly for the type of houses I am involved in, but the ideas are worth looking at the shows.The one thing I have belief in is the staging they do.

So if you won't have multiple projects in parallel or other productive uses for your excess cash while your flip is in progress, I think it makes sense to use it in the flip as opposed to sitting in your savings account, collecting nothing but dust, while you pay points to take out a 12% loan.
