I would get my cleaners to clean the oven ($50 minimum charge (2 hours) for my cleaners so I would have them do some other cleanup (maybe clean the windows) at the same time).Good luck with this tenant.

In my experience with smoke simply thinking it's going to be a cleanup and paint job can be disastrous.

We use the Dopl database and state websites to check anything on them.Also when we have a "clean up" prject we do not pay until the new contractor hits 25% of completion or change our contracts to make sure they actually start on some work, not protected all the way but at least and option.

The city is even starting to clean up the trash left behind from illegal dumping, and some company who seems to be on their "A-game" purchased what I thought would be the very last property to be rehabbed in Franklinton and is really bringing things along quickly.

I do sales for a different industry and our leads have 1-3 numbers MAX so I'm not used to seeing 5-6 numbers per lead and majority of them being wrong.I think I may just have to clean up the lists (only call the first 1-3 numbers) and remove the last 2.

Here are some tips:- establish a solid plan with clear objectives and measurable success- work in small, weekly project sprints that make data collection, clean up, and enrichment manageable and less daunting- have a daily huddle (10-15 min meeting) to track progress and handle issues/questions

Short term rental is higher profit, but higher upkeep / attentionLong term is lower profit, but lower upkeep / attentionMid term doesn't provide higher profit or lower the upkeep, tenants will "move in", but not really, so you have to clean up more sustained messes and deal with more problems, but you don't get any reward for it.
