That's how I started.It's one property, I wouldn't over complicate it but it is still beneficial to have a system in place. 

It's not really that complicated to buy out of state.

It can all lead to over-complication as @Javier D. slightly alluded too.On the lower-end, you have more software choices that target primarily self-managing landlords. 

Then that needs to be approved and you'll have to deal with inspections and draws -it can be quite complicated for your first time. 

This is a fairly complicated field and you can get your a$s handed to you if you're not careful.

The reality with the syndication model is that it is somewhat complicated by nature (from A - Z), and you need to be hands-on unless you have great partners to help you along the way. 

A little complicated because it was a package deal but I put down around 50% so totalInvested was 310kOn the section where it says lessons learned I was going to add that I put down too much money on the deal and didn’t have enough in reserve.  

It seems putting a property into an LLC is much more complicated than I originally thought.

If you put mortgages on the home initially that could complicate the process (although the numbers could work).

The other way to do it is to sit down over coffee or lunch, especially if the offer is rather complicated.
